Título: The quantitative relationship between energy efficiency improvements and lower probability of default of associated loans and increased value of the underlying assets
Resumen:En 2015, una encuesta sobre préstamos inmobiliarios del GRESB reflejó una actitud reticente entre las instituciones financieras a la hora de implicarse en cuestiones medioambientales, sociales y de gobernanza (ASG) en general, y en particular destacó que los bancos tenían menos control sobre los activos que financian que sus propietarios, y que no veían ninguna ventaja en promover la eficiencia energética para ellos. Este informe aborda específicamente esta motivación mostrando los vínculos entre el rendimiento crediticio y el rendimiento energético de las garantías hipotecarias.
Summary:In 2015, a GRESB real estate lending survey reflected a reluctant attitude among financial institutions towards engaging in environmental, social and governance (ESG) issues in general, and in particular highlight that banks had less control over the assets they finance than their owners – and seeing no upside to promoting energy efficiency for them. This report addresses specifically this motivation by showing the links between credit performance and the energy performance of mortgage collateral.
